  • Treating it Like a "Magic" Credit Card: It’s tempting to use your line of credit for everyday expenses or a luxury vacation. Remember, unlike a standard credit card, your home is the collateral. It’s best to save HELOC funds for projects that add value to your life or your property.

  • Forgetting the "Variable" in Variable Rate: HELOCs typically have floating interest rates. While rates have become more predictable in 2026, they can still shift. Always ensure your budget can handle a slight increase in monthly payments if the prime rate moves.

  • Ignoring the "Draw Period" Transition: Most HELOCs allow for interest-only payments during the first several years (the draw period). The pitfall happens when that period ends, and you’re suddenly required to pay back both principal and interest.

  • Over-Borrowing: Just because you can access a large amount of equity doesn't mean you should. Borrow only what you need for your specific project to keep your debt-to-income ratio healthy.
